THE HOUSE:  "RiverSong" is today's classic tribute to the iconic Mid-Century Architectural style. With its distinctive multi-tiered roof and landscape-hugging silhouette, this home bears all the signature touches of mid century design, including abundant brick and glass and clerestory windows throughout.

The house sits on a bluff overlooking the Indian River Lagoon in Palm Shores, Florida, facing east to take advantage of the spectacular morning sun and moon rises over the water. Most rooms (except bathrooms) have a full un-interrupted view of the river and causeway in the distance. There is a 110 foot dock and built-in swimming pool on the property, further accentuating the relaxed and casual feel of the times. Designed by the architect owner, this three bedroom, two bath, 1680 sq.ft. floor plan is a typical size for that period home. The house is sided, inside and out, with clear, heartwood Florida Cypress.

There are numerous ultra-modern hip features incorporated into the design. Recessed fixtures are LED lamps with dual multi-zoned theatrical lighting controllers, zoned audio system, tankless water heaters, and individual room Heat/AC systems. The entire house is wired for voice data and video.

The master bedroom features a three-sided gas fireplace with a linear fire element and a small vine/coffee bar.. A second wine bar in the living room, has integrated wine refrigerator and bar sink. The open living area is designed for conversation-filled dinner parties with spectacular views from every angle. All the doors and windows are custom solid mahogany. Additionally all glass is impact-rated, low E and thermo-pane for energy efficiency and safety. RiverSong is the perfect vacation, retirement or down size residence.

THE LOCATION:  The “RiverHouse” sets on a 150ft long. bluff of direct intercostal river front. It has a 16 ft. elevation so no federal flood insurance required. The intercostal in front of the house is aprox 2 miles wide affording an unmatched panoramic view of the Indian River. This house is centrally located in Brevard County with very easy access to I95, and Orlando (45 min away).  Melbourne has a local international airport (10 min away) and Orlando International airport is 45 min away. The house is 3 miles from the beach via direct causeway.
